100+ homes.
One standard.
You pick the lot, we build the house, you buy it at the keys — no construction mortgage. Scroll to watch a Kullar home go up, all ten stages, from a staked lot at The Banks to the night the lights come on.
Every Kullar home starts with the ground. We walk the lot with you, set the elevations against the neighbours, and dig to bearing soil before a single form goes up.
Engineered footings, poured concrete walls, damp-proofing and weeping tile. Then it cures — properly — before anyone stands on it.
Our own crews frame every home. Floors, walls and beams go up in days, with windows, doors and trusses already ordered the week the foundation cured.
Trusses, sheathing, roofing, windows and exterior doors. The house is closed in and dry before the northern weather has a say.
Electrical, plumbing and heating run through the open walls — by trades who've wired and plumbed a hundred Kullar homes. Inspected, then closed.
Spray foam and batt insulation, vapour barrier, then board, tape and mud. This is when the rooms you saw on paper start to feel like rooms.
James Hardie siding, cultured stone, soffits and the Steel-Craft garage door — in the colour scheme you picked, checked against the homes beside you.
Cabinets, quartz, tile, flooring, paint and fixtures from your selections — Rockies, Venice, Ceppo, Anthology, or a palette that's entirely yours.
Concrete driveway, walkways, topsoil, sod and plantings. The last trade off site is the one that makes it look like it was always there.
A final walkthrough, a set of keys, a warranty, and a builder who's still around next spring. Then the next lot gets staked, and we start again.
